PLANNING A COMMERCIAL WASHROOM REFURBISHMENT

What Facilities teams should consider around durability, hygiene, phasing, access and live-environment working.

Commercial washrooms need to work harder than domestic spaces

A washroom refurbishment has to cope with heavy daily use, repeated cleaning, water, impact and a wide range of users. That means specification and detailing matter just as much as appearance.

A good scheme should improve hygiene, durability and maintenance while making the room feel significantly better for the people using it.

Start with the condition of the existing room

Before choosing cubicle colours or flooring, the existing plumbing, drainage, ventilation, electrical supplies and substrate condition need to be understood.

  • Existing water supplies, wastes and drainage falls.
  • Condition of walls, floors and ceilings.
  • Ventilation and extract performance.
  • Existing lighting and power.
  • Accessibility and circulation.
  • How the room will be isolated while works take place.

Durability should drive the specification

In heavily used environments, commercial-grade finishes are usually worth the investment. Compact laminate cubicles, hygienic wall cladding, robust sanitaryware and safety flooring can reduce maintenance and help the space perform better over time.

Details such as sealed junctions, cap-and-cove flooring and accessible service panels also make cleaning and future maintenance easier.

Plan the sequence before strip-out

Washroom projects can involve plumbing, electrical, joinery, flooring, decoration and specialist cubicle or IPS installation. The order those trades work in has a direct effect on quality and programme.

A coordinated plan reduces rework and helps the client understand exactly when facilities will be unavailable.

What we focus on

Creation Office looks at the washroom as a complete environment rather than a collection of separate trade packages. That includes strip-out, services, partitions, IPS, sanitaryware, flooring, wall finishes, mirrors, dryers, accessories and final detailing.
